Built like the rush starts tomorrow.

Little Owl Coffee is the kind of project where the architecture is short on apologies. Curved partitions, raw timber, an espresso bar designed to keep the line moving, and warm finishes that make the room feel like it has always been there. Our job was to deliver it without the schedule slipping a day.

The build ran on a fast-track design-build path: precon and procurement compressed into a single arc, custom millwork ordered while drawings were still being finalized, and trade sequencing laid out so finishes could roll in on the heels of MEP. The result was a shop that opened on its target morning — busy by 7 a.m., quiet pride from the operator, and a space that looks designed to do exactly what it does.
